Stier, the words of his father, an airline executive, have echoed in his ears and motivated him: "Be glad that most people only want to work 9-to-5 and go home and watch TV. This is the reason there is opportunity for success if you are willing to work hard." Stier's 2007 and 2008 numbers bear out the hard work he's been doing. Recently, he's earned the elite Certified Commercial Investment Broker designation, one of the youngest real estate professionals to do so, and was honored by being named a nationwide 30 Under 30 REALTOR® magazine Rising Star finalist. Born in Japan (and middle-named Kenichi, meaning "number one"), Stier has also lived in Germany and India, and he speaks fluent German and conversational Hindi and Spanish — a boon for his international clientele. But he's lived in Austin since 2000 and loves it. He enjoys hanging out at Lady Bird Lake and visiting the farmers' market downtown on Saturdays for his fill of fresh organic food. He likes going out for Japanese, Italian, Thai and Indian food, which reflects his global upbringing; a favorite activity is a quiet dinner at Kenichi, which would make a great date in his book (but so would catching a movie at Alamo Drafthouse). His quiet hobbies include meditation, real estate investing and, of late, cooking. Tennis, wind surfing and working out at the gym keep his body strong. He'd love to travel more. As broker/principal of Frank Stier & Associates LLC, he specializes in investment property sales and syndication near the University of Texas in Austin and Texas State University in nearby San Marcos. It was at UT in 2003, while he pursued a business marketing degree, that Stier's real estate experience began. He spent the first two years establishing apartment owner contacts and renting student housing, meanwhile building a company with partners that once totaled 47 agents and more than 400 properties under leasing and management. His apartment locating laid the foundation for future apartment complex transactions, giving him a knack for knowing exactly what a property can rent for and what needs to be done to a property to please tenants. At properties on Austin's 37th Street, Stier gave tenants Christmas lights so they could contribute to and be part of that neighborhood's annual holiday display, so much a part of the city's "Keep It Weird" culture and history that he respects. His true professional passion, however, remains finding, buying and selling great real estate deals such as below-fair-market-value, non-qualifying-seller-financing cash flow multi-family properties of one to four units and off-market centrally located apartment complexes with less than 30 units and excellent rehab potential. |
